Essential Services – Mechanical
Air Conditioning Service Commercial links into the essential services systems. This includes the Fire protection system. In the picture we have a relief air fan installation into the essential services mechanical systems. The AFSS (Annual Fire Safety Statement) could not be passed due to the stair pressurization system not reaching the correct numbers as per the standard. Forte took care of the paperwork, liaised with the council, and even organised the “CDC” Complying Development Certificate) so we could amend the AFSS to include the current AS 1668 standard (not 1972).
The knowledge bank of Fire Protections, Controls and Mechanical Electrical brought this all together under a single contract. Forte was the head contractor, so we had performance criteria and specific timelines in line with the Fire order.
Indoor Environment – Nabers
Air Conditioning Service Commercial fundamental task is to provide an indoor environment that meets the conditions of the tenant’s lease as well as workplace heath and safety parameters. Nabers is an industry measurement of how this is achieved and how much energy was used to achieve it compared to the building’s peers.
Monitoring energy consumption, corrective and planned maintenance, budgets and overall performance of the building delivers a comprehensive strategy serving the Nabers protocols.
The Nabers rating affects rent and reputation.
Measuring key energy-consuming equipment in the mechanical system (such as Condenser water, chillers, fans, and mechanical switchboards) reveals opportunities for improvements. These can be identified and listed for future “Cap-Ex” Budgets or “R & M”.
Carbon Monoxide Systems
Clean air in car parks forms a core safety and essential services compliance obligation in the Air Conditioning Service Commercial maintenance regime.
As per AS 1668 there are maintenance requirements and connections with the fire protection system in some instances.
Is your building compliant? You may have had the annual fire safety statement pass but is the car park ventilation compliant with AS 1668? A pass with the AFSS does not always mean you are fully compliant through your building.
A fundamental maintenance regime will address this issue and ensure your compliance and operation as per the standards.
